REDMOLEN TIP

TREDJE NATUR wins ambitious project on Nordhavn’s best building site. On the tip of Redmolen surrounded by water on three sides, a prestige building and urban space is now in the making. This will mark the end of the charming historical urban flow going from Østerbro and Aarhusgade deistricts towards Øresund. THE VISION
The overall vision of the project is creating a building expressing openness, robustness, dynamicity and the ability to create a new and exciting place in the city. Here it will be full of life year round with a strong connection to the future residences of the area and work places established on Redmolen. It’s important for the project that the ground level is accessible for everyone and becomes an attraction for the city.

This way the project generously highlights PFA’s main wish, which includes that the building has to appear as friendly, transparent, and inviting as possible, and at the same time create a landmark in the harbour. Here you can come out and buy an ice cream in the old custom house. Afterwards you can go and sit by the shore side and enjoy the view over Øresund and the many towers of Copenhagen. A new wonderful place in Copenhagen is made. Welcome to Redmolen Tip.

STRUCTURE AND URBAN SPACE
The building consists of a circular structure that relates to the other transformed silo buildings in the area. The round form shapes a building without a front or back side, making it an easy recognizable landmark no matter where you see it from.

In the office building’s ground level there will be public accessible affairs, such as stores, restaurants, cafés, exhibitions, etc. On top of that the idea is that the ground floor consisting of audience oriented service business’ along with business functions such as a foyer, reception and canteen. There will be established a public accessible winter garden connected to the office building’s reception and arrival area. Here visitors will be able to experience the central inner atrium and at the same time have an overview of the outside harbour area on days where the weather is not great. As a part of the plan for the entire Aarhusgade district there will be established

a promenade around the edge of Redmolen. In connection there will be a green urban space with the opportunity for a temporary stay. The existing old custom house on the site will be preserved and be utilized as a café, ice cream shop or something similar.

With the winner project of the architecture competition for “Redmolespidsen”, Copenhagen gets an attractive urban space as well as a destination for excursions in the Aaurhusgade district. Along with this, Redmolen opens up the outer area for the public with access to and overview over the water. The inside of the old custom house will be refurbished making it a good contrast for the more spectacular newer buildings. In addition the new vegetation will make the urban space on Redmolen seem to have a more green character as well as the entire Aarhus district- From a grey industrial harbour to a district with a clear green mark on it.

THE AREA
Århusgade district represents a special urban and cultural environment with dense and low building structures with single monolith buildings and a large variation in architecture and urban spaces. From Redmolen Tip there is a great view over Øresund and the northern part of Copenhagen’s harbour, and the area has many unique urban spaces in Aarhus district. The location of Redmolen in Nordhavnen within Aarhus district makes up the first phase in the expansion of Nordhavn with 350.000 total square meters of residences and business’.

FACTS
The pension fund, PFA, owns 57.000 square meters of buildings on Redmolen in the Arhus district, Nordhavn. PFA is now in full throttle developing 25.000 square meters offices on the edge of Redmolen, where there maybe will be a hotel as well. Redmolen Tip consists of a 60 meter tall office building and a plinth that contains external functions. The building is surrounded by urban spaces with vegetation where you can sit and enjoy the area. The old custom house is preserved and in the ground floor a public accessible winter garden will be established. The winter garden along with the new urban spaces will make Redmolen a destination year round.
